Bringing new, innovative healthcare space online allows for the best patient care. But with healthcare costs escalating and reimbursement formulas changing frequently, health systems also need to operate more efficiently than ever. Fresh thinking in methodologies and construction are creating exponential opportunities to accomplish this at NorthShore University HealthSystem’s new medical clinic building in Round Lake Beach, Illinois. 

This project, completed in May 2019, consisted of site work, parking and a 17,600 square-foot, single-story building with underground storm detention. Clinical space is organized in pods by specialty area.

The project was designed and built using Lean principles, integrated project delivery (IPD) and an integrated form of agreement (IFOA). This included shared risks and rewards as one team with the owner and architect. For more information on how this process worked, please read our blog post, Thinking Big on a Smaller Project. Collaboration was key to our success. Together we explored critical considerations such as speed to market, reducing change orders and eliminating waste from design through preconstruction and throughout the entire construction process.
