When Beacon Capital Partners set out to transform two underutilized mechanical floors at 303 E. Wacker into a mix of tenant office space and premium amenity space, we delivered a 30,000-square-foot renovation that required both technical precision and creative problem-solving.

The scope included adding an elevator penthouse by cutting through the 30th floor roof and replacing the existing facade of metal panel louvers with a new curtain wall system featuring floor-to-ceiling windows. MEP infrastructure upgrades and new bathrooms on the 29th floor rounded out the work, setting the stage for the owner’s vision: a future tenant office on floor 29 and a yoga studio, CrossFit facility and bar on floor 30.
