American Landmark Properties set out to reposition 8030 Lamon Avenue as a multi-tenant lab building, and we transformed the three-story, 45,000-square-foot structure into a lab-ready environment built to attract life sciences tenants.

The core and shell retrofit includes new MEP infrastructure sized for lab use, lab exhaust systems, acid waste removal, new passenger and freight elevators, a two-story lobby, new restrooms and a speculative lab suite designed to show prospective tenants what the space can become. Structural work includes roof reinforcement for a future roof deck and structural support for a rooftop screen wall. The project was completed in eight months.
