Chicago Fire’s stadium will light up the city’s newest neighborhood.
The 22,000-seat Chicago Fire Football Club stadium will provide a new landmark that anchors the city’s most transformational development since the Edgewater neighborhood was added almost half a century ago. Known as “The 78,” the 62-acre site will fuse new homes and offices with cultural, academic and outdoor spaces in one ground-breaking location. The tri-venture of Pepper | GMA | ALL Construction has been selected to build the stadium, which will feature premium suites, food service and fan and player amenities.
Pepper is honored to partner with Boone County, Kentucky as the Construction Manager at Risk for the new Emergency Management & Public Safety Communications Center in Burlington.
This critical facility will centralize emergency response functions to improve coordination, response times and community service. Key components include public engagement areas, an advanced Emergency Operations Center, administrative and dispatch offices, a modern call center and garage space—reflecting our commitment to building resilient, community-focused facilities.
The College of Lake County’s new 24,000-square-foot Urban Farm Center in downtown Waukegan will feature hydroponic grow rooms, a mushroom chamber, a greenhouse, a commercial kitchen, and a public market and café.
“Our vision is to ensure this Urban Farm Center becomes a vibrant, thriving resource for everyone,” Urban Farm Director Eliza Fournier said. “A place where we not only grow food, but we grow people, grow opportunities and grow a stronger, healthier community.” Designed for LEED certification, the center will serve as a hands-on learning lab and community hub for sustainable, affordable food production.
The JW Marriott Indianapolis recently unveiled Pepper’s renovations to its front of house area. The 11,000-square-foot transformation revitalized the hotel’s main lobby, elevator lobby, lounge and lounge bar, while transforming the former OP restaurant into Dean’s Steak & Seafood. The reimagined restaurant features a full cocktail bar, oyster bar, a 160-seat main dining room and a 28-seat private dining space.

A multinational retailer of beauty and personal care products recently opened their 746,672-square-foot Midwest distribution center at Avon Landings Commerce Park in Avon, Indiana. The LEED v4 Silver certified warehouse has 40-foot clear heights, 61 hydraulic docks and a TPO roof rated for 75 mph winds.
The facility also includes a 150,000-square-foot Automated Storage and Retrieval System (ASRS), the largest in the region, supported by super-flat, double-reinforced slabs. Additional features include office space, a café, storm shelters and durable exterior paving designed for heavy traffic and long-term performance.
In the fall of 2025, Pepper joined the Bartholomew Consolidated School Corporation (BCSC), along with community members and students, to officially break ground on Maple Grove Elementary School in Columbus, Indiana – the district’s first new elementary school since 1982. The school is being built in collaboration with Columbus-based Taylor Bros. Construction. The design, completed by Boston-based Höweler + Yoon, was funded through the Cummins Inc. Architecture Program, a 70-year-old endeavor that subsidizes the design of public projects to encourage architectural excellence in Bartholomew County.
Designed to support BCSC’s continued growth and commitment to high-quality STEM instruction, the two-story, 110,000 square-foot project will feature flexible classrooms, student common areas and wellness centers that enrich the educational experience for all students. Construction is ongoing and the school is scheduled to open in 2027.
Just a short distance from Wisconsin’s state capital, The Penny is a new five-story apartment building that will feature 124 residential units and indoor parking. A second-floor green roof and an inviting outdoor gathering space will flow seamlessly with indoor amenities, while ground-level retail spaces will also serve the surrounding community. Situated along a neighborhood bike path, The Penny’s design blends modern functionality with the area’s historic character. Residents will be moving in by the summer of 2026.
As a partner to Komyo America Co., Inc., part of Honda Logistics North America, Pepper is building a 486,000-square-foot warehouse supporting high-volume, modern distribution for Honda’s supply chain. The new facility will boost operational capacity, streamline critical services and create a platform for future growth. In addition to enhancing efficiency, the expansion helps retain the company’s current workforce, reinforcing its role as a key economic contributor to the region.
Building on our decades-long partnership with Northwestern University, Pepper transformed outdated lab and office space into five state-of-the-art, LEED-certified science classrooms that support research efforts in fields such as neurobiology and genetics. Leveraging our Science and Technology expertise, we led a four-phase renovation with high-end finishes and advanced lab equipment, which was built using an accelerated BIM-coordination schedule.
A standout feature is the terrazzo DNA-helix floor mosaic, which adds a unique, identity-rich element to the space. The design and installation required close collaboration between our MEP team, the architect and trade partners.
